UWHARRIE REAL ESTATE VACATION RENTALS
RESERVATIONS - Rental weeks are generally from Sunday-Sunday. There is a 3-night minimum on most holidays, and a 2-night minimum all other times. You may call our reservation office at 336-798-4090 or 336-250-4806. Monday-Saturday from 9:00am-5:00pm.
RATES and PAYMENT - Rates are subject to change without notice. Vacation rental inventory is subject to change each season.
AMENITIES - Rates quoted for this rental property do include linens this includes sheets, pillowcases, bath towels, face cloths, bath mats, and kitchen towels. You must bring soap products, toiletries, food, beach towels, floats, and other necessities. There are convenience stores, major grocery stores, restaurants and a Wal-Mart shopping center nearby.
CHECK-IN - Time is between the hours of 3pm – 6pm Mon. thru Fri. unless otherwise agreed. No guaranteed check-in prior to 3pm. If you have paid by credit card in advance, you make go directly to the house and we will e-mal you the check in code the day before check in. If you are planning on paying at arrival check in will be at Uwharrie Real Estate. 10763 NC HWY 8 Lexington, NC 27293. You will need to come there to pick up keys, etc. CHECKOUT - Time is 11am, unless notified you may stay later.
RESERVATION FEE - A non-refundable fee of $15.00 (plus 6.75% NC Sales Tax) is charged for each reservation.
ADVANCE DEPOSIT - An advance deposit of $300.00-$400.00 Depending on home must be received in order to confirm your reservation. This deposit varies by house. Personal and Company checks are accepted up to 30 days prior to arrival. For reservations less than 30 days, a credit card is required to confirm. The balance must be paid prior to, or at check-in.
The advanced deposit will be held as the Security Deposit.
CLEANING FEE- There is a $75-$100 cleaning fee charged on each home.
SECURITY DEPOSIT – A $400.00 Security Deposit for the faithful performance of the rental agreement is required on all rental properties. The security deposit is due at check-in, and you may provide an imprint of your credit card. The Security Deposit may be retained for damages incurred during your occupancy, or for violation of any policies. If a portion was retained, you will receive a letter explaining the reason within 45 days after your departure. If more damages are done then the security deposit amount you will be changed for any additional damages. If booked through VRBO they charge a $59 property damage protection fee that is nonrefundable in lieu of the $400 refundable deposit.
OCCUPANCY - Our properties are rented to family groups only and mature persons over the age of 21. We do not allow fraternities, sororities, or school groups. Each rental lists the maximum occupancy and number of beds available. Please consider all members of your family when making your reservation. In cases of any unauthorized overage of persons we reserve the right to refuse occupancy or have the property vacated with no refund of rent.
PETS - Pet are not allowed at most of our rental properties
PROPERTY EQUIPMENT - This rental property is privately owned has an inventory of basic furniture, including a color television, kitchen equipment for the maximum occupancy, pillows, bedspreads and blankets. The boathouse and utility shed are locked and are not included in the rental. Please respect the privacy of these areas.
TENANT RESPONSIBILITIES - We ask that our property be treated as if it were your own. Please leave the property as you found it, being sure to wash and put away all dishes, remove all of the bed linens from the beds and place in one general location along with bath towels, take out the trash, close and lock all doors and windows, if you should move plants, or lamps, etc. for some reason while you are here, please move everything back to its original position before you leave. We charge a minimum of $25 to return items/furniture to its original arrangement. You agree to take full responsibility and pay for any damage, breakage, and stains that occur during occupancy. TENANT AGREES TO LEAVE THE UNIT IN AS GOOD OR BETTER CONDITION AS WHEN FOUND UPON ARRIVAL.
SMOKING – NO SMOKING INSIDE HOMES. Smoking is allowed on outside decks and porches only; smoking inside of our home will result in eviction and forfeiture of rent.
NO REBATES/NO REFUNDS - Although every effort will be made to secure timely repairs, in the event of malfunction or breakdown of appliances, air conditioning or other property equipment, NO REBATES WILL BE GIVEN.
PARKING - There is sufficient parking to accommodate the occupants of this property. Invited guest will be limited to the on premise parking available. You may park boats, trailers, motor homes or campers on the rental premises, however parking on the street is prohibited and will be strictly enforced.
BOATS - Some types of boats may be rented at various locations nearby however, you must make advance reservations. Some Homes have Community Boat Launch Areas, If key is lost for Boat Launch Area there is a $50 fee.
